The proceeds from the May 2026 capital increase were used to acquire three properties. All properties are located in areas with
favorable macro and micro locations in the cantons of Zurich and Bern. Taking into account the sale of two properties, the value of the real estate portfolio as of August 13, 2026, increased to
CHF 328.6 million.

PSO continues to grow its fund in line with its strategy, investing the
proceeds from the May 2026 capital increase off-market in June and July 2026 in three fully leased residential properties in Oetwil am See (ZH), Bülach (ZH), and Urtenen-Schönbühl (BE), thereby
increasing the residential share to 53%.

In June 2026, the project development site in Biel (BE) was sold, and in early August 2026, the smallest residential property in St.
Gallen (SG) was sold.

As at August 13, 2026, the property portfolio shows the following figures:

  • Property portfolio value of CHF 328.6 million, comprising 24
    properties
  • Increase in the residential share to the current
    53%
  • Annual target rental income amounts to CHF 11.2
    million
  • Gross yield of 3.4% despite industry-wide pressure on yields and
    capital investment
  • Improvement in portfolio quality by acquiring additional
    residential
    properties in favorable macro and micro-locations

Based on the unaudited half-year figures for the first half of 2026, the fund management expects the following indicative
results for the
PSO as at June 30, 2026:
